Prices here rose faster than the national pace

The big number for homeowners: your market outpaced the country by a wide margin. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. The Real Estate Data Aggregator counted a 6.8% gain right here in ZIP 06475 for the three months ending July 31, 2026. That is more than three times the national rate.

The Real Estate Data Aggregator put the local gain at 6.8%. The Federal Housing Finance Agency put the national gain at 2.1% for the same period.

Not every home sold above asking. But the Real Estate Data Aggregator shows 37.9% did, up 4.6 points from a year ago. That share is growing, which tells you demand is real.

Supply is tight and getting tighter

The Real Estate Data Aggregator counted only 47 homes for sale in ZIP 06475 during those three months. That is down 7.8% from a year ago. New listings fell 9.1% over the same stretch. Less supply with more buyers is part of why prices moved up.

For context, the National Association of Realtors reported a national months-of-supply figure of 4.9 months, the highest in over ten years. ZIP 06475 sits at 2.5 months. That is a very different picture from the national one.

Buyers are still moving quickly

The Real Estate Data Aggregator found that 43.9% of homes went under contract within two weeks of listing. That share is up 3.1 points from a year ago. Pending sales rose 16.3% year over year as well. Buyers are not sitting still, even with rates where they are.

One thing buyers are watching closely

Freddie Mac put the average 30-year fixed mortgage rate at 7.28% as of October 1, 2026. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. That adds cost for buyers. It has not stopped sales here, but it is worth knowing when you set your price.
